RAJUK to reduce population pressure with new suburbs

Rajdhani Unnayan Kartripakkha (RAJUK) is taking initiatives to build more suburbs in the capital to reduce the pressure of population density. For that purpose, 5 suburbs will be built on the east, south and west sides of Dhaka. 

One of these projects has completed the feasibility study and is now in the final stage. And on the way to the end, the feasibility of the remaining 4 projects is also verified. The new projects will be different from the traditional ones. As a result, the appearance of the entire capital will change. Block wise allocation will be given in those projects instead of conventional plots. But how much money will be in the new suburb will be decided later. No one will be given a single plot. If one bigha plot is given, 4 people will be allowed to stay in there. 2 bigha plot will be for 8 people. A playground can be built inside the project area. As a result those suburbs will be of international standard. According to the relevant sources, these new projects have been undertaken due to the housing needs of a large number of people. Keraniganj Model Town has been taken near Jhilmil on the south bank of Buriganga River. The new suburb will have a world-class hospital, Agro Industries, Wire House, Bank area near the Jhilmil project of Keraniganj Upazila along the Dhaka-Mawa highway road. The suburb will provide employment to 550,000 people. The height of each building will be at least 20 floors. 20 percent of the project area will be kept as green space and wetlands. Moreover, all facilities including fields, markets will be ensured in that suburb. Rajuk wants to develop the suburb as a business hub. 

After the announcement of the Detailed Area Plan (DAP), this is the first planned development by Rajuk to build an international standard city. The main objective of the suburb is employment. After the construction of the Padma Bridge, the agricultural products of South Bengal can easily enter Dhaka. Therefore, if a suburb is built next to the Dhaka-Mawa highway, it will be the business hub of the country. It will cost 25 thousand crore Taka. Rajuk intends to use its own funds to finance the project. And if that is not possible, there is an idea to work under Public-Private Partnership (PPP). Rajuk wants to implement the project within 7 years from the approval. That‍‍`s why there can be an agreement with big domestic housing companies. A lease can also be given to an organization. The city will be built using local materials. Rajuk will propose the project keeping all opportunities in hand. A single plot will not be provided there conventionally. There will be large plots based on books. This method has been taken to accommodate a large number of people. The project has been undertaken from the idea of building an international standard city keeping in mind the standards of different cities of the developed world. According to the sources, Rajuk had prepared project documents for the implementation of housing projects on 2 thousand 287 acres of land in 16 mauzas of Keraniganj. Now it has been reduced to 912 acres due to exclusion of the houses in the new project paper. Instead of 16 mauzas, now 3 mauzas of land will be acquired. The plot will be around 3 thousand. The initiative taken to implement the project earlier in Keraniganj has now been scaled back. The project will be implemented excluding the areas where there are houses. A zone will be created and plots will be given to the affected people whose land will be acquired for the implementation of the project. It will also accelerate the development of that area. The survey work in Munshiganj‍‍`s Srinagar area, next to Keraniganj, is in the final stages of building a suburb. Special projects will also be developed there. Priority will be given to locals in the state-of-the-art project. Even though the initiative was taken three years ago, it is far behind because of Corona. 

Rajuk is optimistic that the next phase of work will be completed after the feasibility study is completed in the new year. Moreover, Rajuk has plans to do a project on the bank of Padma river in Nawabganj-Dohar-Mawa area. To the south of Purbachal will be the education zone and to the east will be another housing project. Moreover, for the first time in the country, a special model town of a completely new model will be built in the capital. Rajuk has taken the initiative to implement that project called Education Zone. There are plans to transfer private universities there. And that will be south of Purbachal project between Purbachal and Demra. If it is implemented, the road will be built on the northern side of the Dhaka Metropolitan Bypass to the east of the Purbachal project area. However, only when the DAP is fully implemented will the work of allotment of plots and flats for the housing project begin. Sources also said that Rajuk has undertaken a project called ‍‍`Sheikh Russell Water Based Amusement Park‍‍`. Most of the project site in Ghatarchar is water body. Part of the land marked as government Khas has been occupied by the encroachers. The project will be implemented there by evicting them. It has been planned keeping in balance the water body and the environment there. Work on Sheikh Russell Water Based Amusement Park will start soon. That is why the project manager has also been appointed. The project will be implemented on 50.70 acres of land in front of Ghatarchar area across Bachila Bridge adjacent to Mohammadpur of the capital. Out of it 10.72 acres of Khas land. The rest will be acquired from around. The cost of the project has been estimated at around 500 crore Taka. To make the amusement park attractive, there will be amphitheater, community center, office building, watch tower, gymnasium, modern resort, restaurant, swimming pool, boat trip, etc. There will be opportunities for common people to have picnics or family events.
